Jumeirah Lake Towers is part of Dubais Mega Projects. It is a construction of man-made lakes, waterways, residences, offices and retail outlets. It is expected to cover 2.4 million square feet. The man-made lakes will cover 381 thousand square meters.

Construction was awarded to Nakheel who in turn has sold each plot to investors. Each investor was given a set of guidelines to ensure that all buildings adhered to the theme and concept behind the project. Overall, the development consists of 26 clusters, each with three towers. The Feature Islands within the waterways will have restaurants, with community events being held throughout the year. In addition, an impressive 55-storey tower will form the central attraction of the entire community and will house a hotel, a gold and diamond centre, which is managed by DMCC (Dubai Metals and Commodities Centre), and offices that will serve as the corporate headquarters for the entire project.

Jumeirah Lake Towers at a glance

Jumeirah Lake Towers (JLT) is a developed land of man-made lakes, waterways and a beautiful landscape that will feature a dynamic community of attractive residences, offices and retail outlets. It will cover a total of 730 thousand square meters (2.4 million square feet) and the man-made lakes that consist of two separate water bodies not connected to each other, will cover 116 thousand square meters (381 thousand square feet). Constructed under the guidelines of Nakheel, The Jumeirah Lake Towers located in the most popular district of new Dubai, close to top class golf courses and as well as entertainment venues, comprises of 26 clusters, with each cluster having three towers. Offering both land and water based entertainment and recreation opportunities, the development has extensive facilities for shopping, sports and dining. Features JLT -1

  • The development is approximately 2.75 km x .550 km in dimension
  • The total area covered by the project is approximately 1.35 million sq m, including the land areas and 2 lakes.
  • The Lake Towers comprises of 26 clusters, with each cluster having two towers of the same size and one tower which is 5 floors taller.
  • An impressive 60 + storey Al Mas Tower will be the centerpiece of the entire community which forms the 79th tower in the project.
  • Out of these 79 towers, 3 towers will be developed by Nakheel and 3 by DMCC.
  • The 14 clusters along Sheikh Zayed Road consists of 35 floor (Ground + 34 + mechanical) that has an allowable building area of 38115 sq m and 40 floor tower with an allowable building area of 43560 sq m.
  • The clusters along Jumeirah island shore of the lakes consists of 40 floor and 45 floor tower with an allowable building area of 49005 sq m.
  • The entire project will have approximately 1000 car parking spaces in shared garages built at 4 levels: 2 below ground, at the promenade ground and concourse levels.
  • The first tower is scheduled for completion in 2006
  • The lakes will be filled by September 2007
  • The entire project is targeted for completion by 31 December 2008.

JLT-2

  • JLT-2 will house 5 towers of 45 storeys each.
  • The tower is planned to be constructed in the north of the west frond of Jumeirah islands, bringing the total number of towers in the area to 84.
  • The master plan for the development is still being finalized.


[edit] Construction

The ratio of water to land is said to be the highest in the world for a project of this scale, which is around 23:100 ratio. The lakes, waterways, waterfalls will be pumped in from the sea everyday to ensure there is no stagnation. [1] An underground pipeline, will pump 2,000 litres of water per second into an area of 300 hectares. The canal water will be flushed out by gravity back into the sea through a discharge chamber at the edge of the canal. Two pump stations will transfer water at the rate of 2,000 litres per second from a canel at 3.5 meters to a canal at 11 meters. The canals are lined by 1 mm high-density polyethlene (HDPE) liner.
